In Virginia, the jurisdiction for a claim of possession and for rent arrearage is in the General District Court, which schedules cases before a judge in a relatively prompt fashion. In 1991, the Virginia Code was amended to provide, that in non-residential landlord/tenant cases General District Court maximum jurisdictional limits otherwise applicable (currently $15,000.00) do not apply, thus speeding up the process for a commercial landlord owed a large rent arrearage.
